Why Al

I learned this business by doing every part of it.

I was born in Mexico and grew up between Zacatecas, Chihuahua, and California. Before real estate I worked in restaurants and hotels, managed property, and remodeled homes. That is why I can stand in a kitchen and tell you what the repair actually costs, and why a contractor's bid gets read closely before it gets forwarded.

I got my license in 1990 and went full time in 1996. Scandia Realty in San Francisco, then Colonial, then ERA Trotter-Vogel, then Prudential California Realty, and now Intero in San Bruno. Fifty-seven closings and $36.5 million in the last five years alone. Four straight years in President's Club, top 6% nationally. Named to the NAHREP Top 250 Latino Agents in 2023 and recognized in the top 1% of HomeServices of America.

I work in English and Spanish. About one in ten of my clients is relocating, and I spent three years on the Agent Leadership Council because the way this business gets done matters as much to me as the result.

The house is the biggest thing most families will ever buy or sell. It deserves an agent who reads every page.

How I Work

Traditional preparation. Current tools.

For Buyers · 01

The consultation comes first

We sit down before we tour. Budget, loan program, timeline, and what the Buyer Representation Agreement means for you. You will understand what you are signing.

For Sellers · 01

Price is set by evidence

A full comparable market analysis with the actual closed sales, not a website estimate. You see the same data I do, and you set the number with me.

For Buyers · 02

Disclosures get read, page by page

Solar leases, second deeds, pest reports, HOA reserves. I summarize what would change your decision before you spend money on inspections.

For Sellers · 02

Prepared, then marketed

Repairs, staging, and vendor coordination handled first. Then professional photography, MLS in English and Spanish, syndication to Zillow, Redfin, Realtor.com and Homes.com, and open houses I hold myself.

For Buyers · 03

Offers written to be accepted

Terms, timing, and communication with the listing agent. In this market the strongest offer is not always the highest one, and I will tell you why.

For Sellers · 03

Escrow managed to the last signature

Contingency dates, appraisal, repair requests, and the closing statement. You get an update whether or not there is news.

Where I Work

Read them again and notice what nobody mentions. Not one of these clients talks about a sales pitch or a marketing gimmick. They talk about patience, about being kept in the loop, about paperwork handled and contractors vetted and questions answered without being rushed. That is the job. Everything else is noise.
